The master planning process for the Limerick riverside historic site that will play a major role in the broader transformation of the city and region is about to begin with the appointment of the design team.

Limerick Twenty Thirty announced its decision today to hire management teams to develop the Cleeves Riverside Quarter.

A six-month program is now underway with a blueprint for the 10-acre Cleeves Riverside Quarter that will see Limerick Twenty Thirty – the developer set up by Limerick City and County Council – deliver its € 500 million add-on program To the north side of the river.

The Cleeves Riverside Quarter project will result in a mixed-use development that will transform the location synonymous with the downtown Limerick skyline as a red brick chimney tower. The total cost of the project is estimated between 250 million euros to 300 million euros, and the delivery will take about seven years.

The site dates back to the nineteenth century, and in addition to processing dairy products and sweets, it was also one of the sites in the famous « Limerick Soviet » center of 1919..

Limerick City and County Mayor Michael Collins said the development will play a big role in the future of the city, county and district. «  Despite the challenges with Covid now and in the new year, Limerick’s future in the medium to long term is very bright thanks to all the investments planned that are already taking place or that are to be made..

« The Opera site looms larger in the horizon and is about to start, but starting this project in the coming years will be a big boost.. We have a lot to look forward to.

The newly appointed project team, led by Limerick Twenty Thirty, will begin its work by preparing a conceptual shortlist of the site, with the preferred option chosen in early 2021 after a rigorous evaluation of how it will present it on a range of goals for the city and region, including development Economic, residential, and new public world.

The next phase of the program will include preparing a master plan for the first phase of development, to be completed by June 2021. The master planning process will include public consultations to ensure community participation and broad public participation regarding the site’s future. After completing the first phase of the master plan, the project team will move to the formal design stages of the project.

Limerick Twenty Thirty CEO, Conn Murray, said, “The Cleeves Riverside Quarter will be another massive contributor to the downtown transformation over the next decade.. The site provides ample opportunity for high-quality mixed-use development of real size and significance. Between this and all the other investments that are ongoing or about to start in Limerick, we will see the city transform before our eyes in the coming years.

David Conway, CEO of Limerick Twenty Thirty, said a lot of eyes are on the opera site, which starts in the coming weeks, but their focus is also on the other side of Shannon..

“This is a really important aspect for us because developing such a volume on the northern side of the river ensures that our broader program spreads out to both sides of the river when the bulk of the investment in Limerick in the South is traditionally sideways to Shannon.

The assigned project team consists of a design team led by Feilden Clegg Bradley Studios, in partnership with Bucholz McEvoy Architects. They will be supported by Arup (& Civil Structural Engineering, Building Services Engineering, etc.). ) And Mitchell Associates (Landscape Architects) with Rogerson Reddan to provide project management services, quantity surveying and project supervisor design process, supported by health and safety consultants Integrated Risk Solutions. HRA Planning will provide project planning consultancy services.
